01 — Delivery methods

Four ways we build.

01

General Contracting

Our General Contracting services give clients a single point of responsibility for the construction of their project. This method draws on our strengths in project controls and strong subcontractor relationships to deliver construction of a project that has already been fully designed — a traditional method enhanced by attaining qualified personnel to achieve the best attainable quality.

Our team manages all aspects of the construction process: procurement, scheduling, budgeting, and project coordination.

02

Design-Build

Design-Build is a delivery method where Arete delivers both the design and the construction of a project, streamlining the process through a single point of responsibility for all services. It is an attractive option when you have a clear perspective of desired scope.

It offers the quickest possible project execution and optimum budget management, with architects and contractors working together from the outset.

03

Building & Facility Maintenance

Ongoing maintenance services designed to keep facilities in top condition — regular inspections, routine repairs, and emergency response. We work closely with clients to understand their specific requirements and keep their facilities operating at their best.

04

Trade Contracting

Specialized construction services for clients who require specific skills and expertise. We retain the ability to self-perform certain trades, which gives us more dedicated control over quality and an expedited schedule while remaining competitively priced.

02 — Safety & quality

Safety is a precondition, not a line item.

Most of our work happens inside buildings that never close — clinics seeing patients, plants running product, schools in session. The controls below are how we protect the people already in the building as well as the people we bring into it.

Control 01
Site-specific safety plan

Every project mobilizes against a written plan covering access and egress, utility isolation, hot work, dust and infection control, and occupied-area separation — issued before the first trade arrives.

Control 02
OSHA-trained supervision

Field supervision carries OSHA 30. Daily toolbox talks and job hazard analyses are documented and kept on site, available to the owner at any time.

Control 03
Subcontractor prequalification

Trade partners are screened on licensing, insurance, safety history, and comparable past performance before they are invited to bid — not after award.

Control 04
QA/QC against specification

Work is inspected against the specification at each milestone. Deficiencies are logged and closed before the following trade is released, so punch lists stay short.

04 — Trade partners

We are always taking on subcontractors.

01

What we buy out

We self-perform demolition, metal framing, drywall and ceilings, structural repairs, and coatings. Everything else is bought out — mechanical, electrical, plumbing, fire protection, roofing, glazing, flooring, casework, and sitework.

Northeast Florida trades of every size are welcome. Small firms are not screened out by contract value.

02

Certified firms

A large share of our work carries SBE, MBE, and DBE participation goals. Certified firms are encouraged to register with us directly. We track participation from bid through closeout and report it to the owner on the schedule the contract requires.

03

How to register

Send your state license, W-9, certificate of insurance, EMR letter, certification letters where applicable, and a list of comparable projects to fadi@areteinc.net with “Trade partner” in the subject line. We keep an active bidders list by trade and reach out when scopes match.

Next project

Tell us what you're building.

Send us the scope and we'll come back with a recommended delivery method, a budget range, and a realistic schedule. Most inquiries get a response the same business day.
